Rusted Metal Roof? Why Paint Alone Fails – and What Works

Why ordinary paint fails on a rusted roof
Painting over rust is the most common — and most expensive — mistake we see on Vaal metal roofs. Standard paint has no mechanism to stop active corrosion: the rust keeps creeping under the new coat, the coat loses adhesion, and within a season or two the roof looks worse than before the money was spent. If a quote for a rusted roof does not mention rust treatment as a separate step, that quote is a repaint, not a repair.
The system that actually stops it
Our metal roof waterproofing sequence is built around killing the corrosion first:
- High-pressure clean. Fallout, chalked paint and loose rust come off so we can see and reach the real surface.
- Rust treatment and conversion. Active rust is mechanically prepared and chemically treated so it stops being a live problem under the new system.
- Fastener and lap sealing. Every screw line and sheet overlap — the places metal roofs actually leak — is sealed and reinforced, not just painted over.
- Primer. A metal-specific primer ties the treated surface to the coating system.
- UV-stable, heat-reflective topcoats. The final coats protect the system from the sun and drop the sheet temperature noticeably — which the building feels in summer.

Repair or re-sheet? The honest threshold
If corrosion has eaten through the sheet or the fastener holes have wallowed out, coating is wasted money and we will say so — partial re-sheeting plus a system on the balance of the roof is usually the economical route. Torch-On Roof Failing? Renew It Without Stripping It
Torch-on membranes do a good job for years — and then they don’t. The bitumen dries out, laps lift, blisters form, and every summer storm finds a new way into the building. At that point most Vaal property owners are told the same thing: strip the whole roof and start again. In many cases, that advice is outdated.
The problem with stripping a torch-on roof
Stripping an old torch-on slab is slow, messy and expensive. The old membrane has to be cut away and disposed of, the screed underneath almost always gets damaged in the process and needs repair, and while all of this happens your slab is open to the weather. On an occupied home or a trading business in Meyerton or Vereeniging, that is a real risk — one thunderstorm mid-project and the damage below can cost more than the roof.
The renewal alternative
If the existing membrane is still well bonded to the slab — and most are, even when the surface looks tired — it can serve as the base for a new reinforced system installed directly over it. This is our torch-on alternative system, and the sequence matters:
- Inspection and moisture check. We confirm the old membrane is bonded and identify every blister, open lap and failed detail. If the membrane is holding water underneath, renewal is the wrong call — we tell you so.
- Surface preparation. The slab is cleaned, blisters are cut out and dried, laps are re-secured, and problem details around outlets, parapets and upstands are repaired.
- Primer. A primer matched to aged bitumen makes sure the new system bonds to the old surface instead of just lying on it.
- Reinforced waterproofing. A full membrane system goes on with reinforcement across the field of the roof — not only on the joints — carried up parapets and into outlets.
- UV-stable topcoat. Bitumen’s biggest enemy is the sun. The final coats block UV and reflect heat, which is what gives the system its lifespan.

When renewal is NOT the right answer
We do not overlay everything. If the old membrane is debonded over large areas, if there is trapped moisture, or if the screed itself has failed, overlaying just buries a problem that will come back through the new work.
