Rusted Metal Roof? Why Paint Alone Fails – and What Works

Around Vanderbijlpark’s industry, bare and poorly coated metal roofs do not age — they dissolve. Airborne fallout settles on the sheeting, holds moisture against the surface, and rust starts at the fastener lines and laps long before anyone sees it from the ground. By the time brown streaks show on the gutters, the roof has usually been corroding for years.

Why ordinary paint fails on a rusted roof

Painting over rust is the most common — and most expensive — mistake we see on Vaal metal roofs. Standard paint has no mechanism to stop active corrosion: the rust keeps creeping under the new coat, the coat loses adhesion, and within a season or two the roof looks worse than before the money was spent. If a quote for a rusted roof does not mention rust treatment as a separate step, that quote is a repaint, not a repair.

The system that actually stops it

Our metal roof waterproofing sequence is built around killing the corrosion first:

  1. High-pressure clean. Fallout, chalked paint and loose rust come off so we can see and reach the real surface.
  2. Rust treatment and conversion. Active rust is mechanically prepared and chemically treated so it stops being a live problem under the new system.
  3. Fastener and lap sealing. Every screw line and sheet overlap — the places metal roofs actually leak — is sealed and reinforced, not just painted over.
  4. Primer. A metal-specific primer ties the treated surface to the coating system.
  5. UV-stable, heat-reflective topcoats. The final coats protect the system from the sun and drop the sheet temperature noticeably — which the building feels in summer.

Real Vanderbijlpark examples

Repair or re-sheet? The honest threshold

If corrosion has eaten through the sheet or the fastener holes have wallowed out, coating is wasted money and we will say so — partial re-sheeting plus a system on the balance of the roof is usually the economical route. But most roofs we are called to “replace” in Vanderbijlpark, Alberton and Sasolburg are structurally sound and can be saved for a fraction of re-sheeting cost.
