Concealed-fix metal sheeting only stays weatherproof for as long as its coating holds, and this case study looks at a roof that had well and truly run out of protection. The original finish had faded to a dull, chalky grey, rust was bleeding out from the screw fixings and flashing joints, and the sheeting had stopped doing the one job a coating is there for. The problem
Sun, hail and the Highveld’s swinging temperatures had steadily broken down the old paint system, leaving the panels streaky and worn. More seriously, several sections had active rust creeping out around the fixing points and side-laps. Corrosion like this doesn’t stay put — it works its way under the surrounding paint and into the steel itself, so any repaint that skips proper rust treatment and fixing protection is just a cosmetic fix waiting to fail.
The solution
As an approved SealPro applicator, SealAll Roof Contractors worked through a full rust-treatment and waterproofing sequence built specifically for profiled metal roofing, rather than painting straight over the problem:
- High-pressure clean and degrease. The full roof was pressure-washed and degreased to strip loose paint, chalk, dirt and oxidation back to a sound, coatable surface.
- Treat the rust. Every corroded section was mechanically prepared and treated with a rust converter to neutralise the active corrosion before it could spread further.
- Prime with SealPro Purple Prime. A dedicated metal primer was applied to key the topcoat to the bare steel and add a further barrier against future rust.
- Seal every fixing with SealPro ScrewSeal. Screw heads and lap joints are where metal roofs almost always start leaking and rusting, so each vulnerable point was individually sealed.
- Two coats of premium roof paint. The full roof was finished in two coats of a durable charcoal roof coating, restoring an even, weather-resistant surface from ridge to eaves.
The result
The transformation speaks for itself: a tired, rust-spotted roof reading dull grey from the ground is now a crisp, uniform charcoal finish, with the corrosion arrested and every fixing point sealed against future rust. Across roughly 275 m² of sheeting, the roof now carries a coating system built to handle years of sun, hail and summer storms, not just a fresh coat of paint over an unresolved problem underneath.
