The problem with the existing roof

Up close, the trouble spots were easy to find. Dozens of screw fixings across the roof had started to rust, with orange staining bleeding down the sheeting on either side of each point. Left alone, rusting screws don’t stay a cosmetic issue — moisture works its way past the washer, fixings lose their grip, and small leaks start finding their way into the roof structure. The original coating was also tired: sun-bleached, thin in places, and no longer giving the metal sheeting the protection it needed against South African heat and summer storms.

1. Wash and degrease the entire roof area to strip off dirt, chalking, and surface contaminants so the new system could bond properly.
2. Treat every rusted section with a rust converter, neutralising corrosion at the screw lines and sheet joints before it could spread further.
3. Prime the treated sections to lock down the converted rust and give the topcoat a stable, uniform base.
4. Apply two full coats of a high-quality roof paint system, rolled and brushed by hand across the full profile of the sheeting for even, durable coverage.
5. Reinforce the screw line, sealing each fixing point with FLEX and StretchSeal patches for an extra layer of waterproofing where the roof is most vulnerable to moisture ingress.

The team worked the roof section by section over several days, keeping full coverage consistent across every panel and ridge line.

The result

The roof now carries a fresh, even topcoat from ridge to eave, with every screw line sealed and protected against future rust. What was a patchy, corrosion-prone surface is now a uniformly coated, weather-ready roof built to hold up to years of sun and rain.
