Corrugated metal sheeting is only as good as its coating, and this case study looks at a roof where that coating had well and truly failed. The paint film had worn through in patches, bare metal was exposed along the ribs and screw lines, and in several spots surface rust had eaten clean through the sheeting. It’s a familiar pattern on older metal roofs, and one that gets more expensive to put right the longer it sits.
The problem
Years of sun and rain had broken down the roof’s protective coating. Flaking paint left bare steel exposed along the ridges and fastener lines, and active corrosion had progressed far enough in places to open small holes straight through the sheet — direct paths for water into the roof space. The waterproofing on the joints and screw fixings had also broken down, turning every seam and fastener into a potential leak point. Corrosion like this doesn’t slow down on its own; a few rust spots left untreated becomes sheet replacement.
The solution
As an approved SealPro applicator, SealAll Roof Contractors worked through a full remedial sequence rather than painting over the damage:
- Clean and prep. The full roof area was washed down and flaking sections cleaned back by hand to expose sound, coatable metal.
- Treat the rust. A rust converter was applied to every corroded section to neutralise active corrosion before any coating went on.
- Reseal the joints and fixings. Waterproofing was renewed along the roof joints and screw lines, closing off the seams that were letting water through.
- Prime. Repaired and treated sections were primed to give the topcoat a stable, adhesive base and an extra barrier against future rust.
- Two coats of topcoat. The roof was finished in two full coats of a durable, UV-resistant roof paint for even, long-term coverage.
Running the rust conversion, joint waterproofing and topcoat as one connected system — not three separate patch jobs — is what keeps a repaint like this holding up for years rather than months.
The result
The roof went from a faded, rust-mottled surface with active leak points to a uniform, richly coated finish across every ridge and valley. The joints and screw lines are sealed, the corroded sections are treated and covered, and the sheeting now carries a fresh coating built to handle the next few years of Highveld sun and summer storms. It’s a straightforward job with a lasting payoff: a roof that looks sharp from the street and, more importantly, has stopped letting water in.
