Here’s a recent tile roof leak repair that shows how much damage a single overlooked junction can cause. The property had a concrete tile roof that stepped down into a lower IBR sheeting section — a common layout on homes with a split roofline. Every time it rained hard, water found its way back under the tiles instead of running off, and damp patches kept appearing on the ceiling below.

The problem beneath the tiles

From ground level the roof looked fine. Up close, the picture was different: the first line of concrete tiles was overhanging directly onto the lower IBR sheeting, right where the pitch dropped below the 17.5° minimum that concrete tiles need to shed water properly. At that low-pitch transition, the flute gaps between the tiles, the gutter line, and the overlaps had all filled up with leaves and windblown debris over time. Instead of draining away, rainwater was sitting against the substrate and working its way backward under the tile courses — exactly the kind of slow, hidden leak that only shows up as a stain once it has already tracked through the ceiling board.

The solution

Rather than stripping the whole roof, the applicator ran a targeted remedial sequence focused on the actual point of failure:

1. Remove the overhang — the first line of concrete tiles overhanging onto the IBR sheeting below the 17.5° pitch line was lifted and removed, exposing the transition where water had been collecting.
2. Clear and inspect — the flute gaps and the channel between the IBR sheeting and the second line of tiles were cleared of built-up debris so the substrate could be properly assessed.
3. Close the flute gaps — the open flutes in the concrete tiles were sealed closed to stop water and debris re-entering the same channels.
4. Seal the transition — the junction between the IBR sheeting and the second line of tiles was sealed as one continuous, watertight run.
5. Reinstate and finish — the tiles were reset and the repaired section finished flush with the surrounding roofline.

Because the roof geometry itself was working against drainage at that low-pitch section, the fix concentrated on sealing and redirecting water at the junction rather than trying to fight the pitch.

The result

The tile-to-sheeting junction is now sealed and debris-free, closing off the path water was using to get under the tiles. The repair addressed the root cause — an under-pitched overlap collecting water and organic matter — rather than just patching the visible symptom, giving the client a durable fix at the exact point the leak started.
