This case study looks at a flat concrete roof slab where the original waterproofing had reached the end of its service life. Large sections of the coating had delaminated and cracked, and water was already tracking through to the ceiling below. The property owner called in SealAll Roof Contractors to strip the failed system back and rebuild a proper, watertight roof from the substrate up.

The problem: cracked, delaminated waterproofing

On inspection, the existing waterproofing was clearly failing. Large sections had lost adhesion to the slab, and hairline cracks had opened up along the expansion joints, widening enough to let water track straight through the concrete. The signs were visible in more than one place:

• Delaminated, cracked coating across the main slab, with staining where water had been sitting and evaporating through the surface
• Open, separating joints where the membrane had lost its bond
• A stained ceiling inside the property, marking exactly where water had found its way through from above

Left unattended, cracks like these only get worse with every summer storm and every cycle of heat and cooling on an exposed slab.

The SealAll solution

As an approved SealPro applicator, SealAll Roof Contractors specified a slab waterproofing system built specifically for flat concrete roofs like this one. The team worked through the following steps on site:

1. Substrate preparation – Cleared and prepared the slab, removing all failed coating and loose material back to a sound surface.
2. Priming – Primed the full slab area to lock down the concrete and give the new system a proper key.
3. Crack and joint reinforcement – Bridged and strengthened every crack and delaminated joint with a reinforcing membrane, closing off the points where water had been getting in.
4. Monolithic waterproof coating – Applied the waterproofing system across the entire slab as a continuous, seamless layer, working the coating up and around all roof detailing.
5. Roof fixture reinstatement – Lifted and reinstalled roof-mounted fixtures so the new waterproofing ran unbroken beneath them, with no gaps left around the bases.

The result

The slab now carries a single, continuous waterproofing layer with no weak joints or cracked patches left exposed. Every corner, upstand and parapet detail was sealed as part of the same system, and roof fixtures were reinstated onto a fully waterproofed base rather than left sitting on old, failing coating. The property now has a roof slab that sheds water reliably, with the leak that was staining the ceiling below fully resolved.
