Flat concrete roof slabs are common on double-storey homes across the Vaal, and they work well — as long as water is draining off them, not pooling on them. On one recent case study, a large flat slab sitting directly above a bedroom and bathroom had two old drainage outlets positioned at a low point on the roof instead of the edge. Rather than shedding rainwater quickly, the slab was holding it, and a slow leak had started tracking down into the ceiling below during heavy Highveld storms.

The problem

From a distance, the roof looked fine — a smooth grey membrane with a tidy cable run across it. Up close, it told a different story. The original full-bore outlet had been let into the slab at a point that collected standing water rather than draining it, and years of ponding had worn straight through the surrounding waterproofing. Around the outlet, the membrane had cracked and lifted, leaving a dark, water-stained hole down into the substrate. Every rain event was pushing moisture past the failed seal and into the rooms below.

This is one of the most common — and most overlooked — causes of flat roof leaks: it’s rarely the membrane itself that fails first, it’s outlets and drainage points placed where water naturally collects instead of where it can escape.

The solution

Working as an approved SealPro applicator, the crew followed a sequence built to fix the drainage problem permanently rather than patch the symptom:

1. Close and rescreed the old outlet. The failed full-bore outlet was sealed off and the surrounding slab rescreeded back to a sound, level surface, removing the low point that had been collecting water in the first place.
2. Reposition drainage to the outer wall. Two new 80 mm outlets were installed on the outer wall, moving the discharge point to where water could shed efficiently instead of pooling in the middle of the roof.
3. Prep and prime the full substrate. The entire slab — roughly 35 m² — was cleaned, degreased and primed to give the new waterproofing system a clean, stable base to bond to.
4. Apply the ArmTec waterproofing system. A flat-slab ArmTec membrane was applied across the full area, reinforced at the new outlet points and roof edges where water movement is greatest.

The result

The slab now drains cleanly to the two new outer-wall outlets instead of pooling in the middle of the roof, and the ArmTec system leaves a durable, seamless waterproof layer with no weak points around the drainage. The rooms below are protected from the kind of slow leak that can go unnoticed for months, and the roof is finished with a clean, uniform coating built to handle a full Highveld storm season.
