A commercial flat roof slab at a shopping centre needed a complete waterproofing overhaul before the exposed concrete could keep doing its job of protecting the units and trading floor below. Across roughly 190 square metres of roof deck, the bare slab and the crowded rooftop plant area around the HVAC units had no reliable waterproofing membrane in place, leaving the whole roof vulnerable to seasonal downpours. The problem: an exposed, untreated concrete deck

On inspection, the roof slab was raw, unsealed concrete. Sections around the rooftop plant room, water tanks and air handling units were especially exposed, with no membrane protecting the surface from ponding water, foot traffic or UV degradation.

The main issues on site:

• Bare, porous concrete across the full slab with no waterproofing system installed
• Heavy rooftop plant congestion (HVAC units, water tanks, ducting) making the deck difficult to access and prep around
• A trafficable surface required, since technicians need regular access to the plant equipment for maintenance

Left as-is, an unwaterproofed slab like this was only a matter of time away from water ingress into the ceilings and plant room below.

The solution: the ArmTec system with a trafficable top coat

As an approved SealPro applicator, SealAll Roof Contractors specified the ArmTec waterproofing system finished with a trafficable top coat, built for exactly this kind of high-traffic commercial roof deck. Our crew worked through the following steps on site:

1. Cleared the roof and carefully worked around the HVAC units, ducting and water tanks to access the full slab.
2. Prepped and primed the substrate across the entire 190m² area, giving the concrete a sound, clean base to bond to.
3. Applied the ArmTec waterproofing system as a continuous membrane over the full slab, sealing every joint, upstand and detail around the rooftop plant.
4. Finished the surface with a trafficable top coat, giving the roof a durable, textured, walkable finish that can handle regular maintenance foot traffic.

The result: a fully waterproofed, trafficable roof deck

The slab now carries a single, continuous ArmTec waterproofing system finished in a durable trafficable top coat. Technicians can walk the roof safely to service the plant equipment, and the centre no longer has an exposed concrete deck sitting unprotected through the rainy season. The finished surface is watertight, textured for grip, and built to handle years of both weather and foot traffic.
