A newly built commercial roof deck needed a full waterproofing system before it could be signed off for use. The flat concrete slab sat above a busy operational space, and with rooftop equipment, drainage outlets and regular foot traffic for maintenance, the roof had to be completely watertight from day one rather than patched up after the first leak appeared.

The problem

The slab was freshly cast, bare concrete: no membrane, no reinforcement at the movement joints, and no protective finish. Exposed slabs like this are vulnerable at every corner, parapet junction and construction joint, where hairline cracking and shrinkage movement are almost guaranteed once the structure starts to work under thermal expansion. Left untreated, water finds its way through these weak points and tracks down into the ceiling and equipment below — a serious risk on any commercial building. The client needed a durable, trafficable system that could handle regular access for servicing rooftop equipment without breaking down over time.

The solution

Working as an approved SealPro applicator, our team carried out the waterproofing in three stages:

1. Prep and prime the substrate — the full slab was cleaned down to a sound, dry surface and primed to give the waterproofing system proper adhesion, with extra attention paid to the parapet corners and construction joints.
2. Waterproof with the ArmTec system — a reinforced, fibreglass-mesh-backed waterproofing coating was applied across the entire slab and dressed up all abutments and joints, closing off the cracking and movement points that cause the most leaks on flat concrete roofs.
3. Apply a trafficable top coat — a tough, walkable finishing coat was rolled over the cured membrane, giving the roof a durable surface that can take regular foot traffic for equipment access and maintenance without compromising the waterproofing underneath.

The result

The roof slab now has a fully sealed, seamless waterproofing membrane finished with a trafficable coating built for daily use. Every corner and joint that used to be a potential leak point is reinforced and protected, and the finish is tough enough for technicians to walk the roof safely for routine servicing. The result is a roof built to perform through Gauteng’s summer storms and winter temperature swings alike, backed by a proper waterproofing system rather than a quick fix.
